What do Condo Fees cover? - Typically condo fees cover everything outside your unit, including the doors and windows! Snow removal, landscaping, common area maintenance, garbage removal and more. Part of condo fees are stored in a reserve for larger projects such as roof repairs, window upgrades etc.,
What is a Status Certificate? - When purchasing a condo, it’s important to make your offer conditional upon your lawyer reviewing the condo’s documents. Besides the amount of money in the reserve fund, the documents may include other pertinent information including rules and regulations set out by the condo.
What are Condo Rules? - Each condo will have their own bylaws. These can range anywhere from age minimums (55+) to pet sizes to the colours of your curtains and what you can have on your balcony! While condo rules at times may seem restrictive, they are generally in place to keep the overall look and feel of the building consistent!
Am I allowed to renovate my unit? - Typically interior improvements including paint and fixtures such as toilets and sinks are permissible. Structural alterations are usually forbidden, but may be approved by the board. Often times exterior components of your unit such as doors and balconies will have to remain a certain colour. If you’re considering purchasing a condo that you wish to change, it would be a great idea to make your inquiries before making a firm deal.
